Know all men by
these presents that Jose Canaua Boronda by F. G. Blume his attorney in fact
Frederic G. Blume and Maria Antonia Blume his wife in their own right for and
in consideration of the sum of two hundred and Seventy dollars in hand paid by
L. D. Cockrill have granted, bargained and sold released conveyed and confirmed
and by these presents do herby grant, bargain, sell, release convey and conjoin
unto the said L. D. Cockrill his heirs and assigns forever all the following
premises situated in the County of Sonoma State of California being part of the
Rancho Canada de Pogline and bounded and described as follows to wit: North by
John McReynolds Claim, East by H. Halls and South by I. Kuffle's claim west by
J. C. Hoag's claim, containing Ninety (90) acres to have and to hold the said
premises with the appurtenances unto the said L. D. Cockrill his heirs and
assigns forever, and the said Jose Canuta Boronda by his said attorney, and the
said Frederic G. Blume and Maria Antonia Blume his wife in their won right for
themselves their heirs and assigns forever, herby covenant to and with the said
L.D. Cockrill, his heirs and assigns forever that the said premises are free
and clear of and from all encumbrances, whatever and that they will warrant and
defend forever the same to the said L. D. Cockrill his heirs and assigns
forever, against all lawful claims. In witness whereof the said Jose Canuta
Boronda by his Said attorney and the said Frederic Blume, and Maria Antonia
Blume his wife have hereunto set their hand and Seal this fourth day of
November One Thousand and Eight hundred and fifty-seven. Jose Canaua Boronda by

Blume Maria Antonia Blume (her mark) State of California County of Sonoma On this 14[th] day of November AD 1857 personally
appeared before me a Justice of the Peace in and for the said County F. G.
Blume and Maria Antonia his wife. Known to me to be the persons described in
and who executed the foregoing instruments, who acknowledged to me that they
executed the same freely and voluntarily and for the uses and purposes therein
mentioned. She the said Maria Antonia having been first made acquainted with
the contents thereof, one examination separate and apart and without the
hearing of her said husband, acknowledged that she executed the same freely and
voluntarily, without fear or compulsion or undue influence of her husband and
that she does not wish to retract the execution of the same. Given under my hand November 14, AD 1857 at Said
