Know all men by these
Present, -- That I, John B. Thompson, of the County of Sonoma and State of
California am held and firmly bound unto James McReynolds of the Said County
and State in the sum of Three Thousand Six Hundred dollars, lawful money of the
Elected States of America, to be paid to the said James McReynolds, his
executors, administrators, or persons for which payment, well and truly to be
made, I, bind myself, my heirs, executors, recorded administrator, firmly by
these present.
In a [?] I now seal, dated the twentieth day of December, in
the year of our Lord one thousand, eight hundred and sixty two
Whereas the said James
McReynolds has on the said last mentioned date purchased from the said John B.
Thompson the tract, or parcel of said hereinafter described and has upon the
delivery of these present paid the sum of one thousand dollars therein and
agreed on or before the 20th day of December, A. D. 1883, to pay to the said
John B. Thompson the balance of the purchase money therefore, to wit: the sum
of eight hundred dollars, with interest at the rate of one and one half per
cent per month from the date until paid. Now therefore, the Condition of the
above obligation is such, that how the payment by the Said James McReynolds to
the Said John B. Thompson of the Said sum of Eight hundred dollars with
interest at the rate of one and one half per cent per month from date on or
before the Said 20th day of December, A.D. 1863, if the above [?] John B. Thompson, upon such payment aforesaid, or in
case of his death before that time, if the heirs of the Said John B. Thompson,
with three months after his decease by[?] such
heirs shall then be of full age, these within three months after such heirs
shall be of full age or if the executors or administrators of the said John B.
Thompson shall and do, upon the reasonable request and at the Cost and charge
of the Said John B. Thompson, his heirs, executors, administrators, or assigns,
make, execute and deliver, or cause to be, a good and Sufficient general
Warranty deed, in fee Simple, free from all incumbrances, and with usual
commands[?] of the following described premises,
to wit, all that certain piece or parcel of land situated and [?] in the Township of Analy County of Sonoma and State
of California and bounded and described as follows to wit, Commencing at a
white oak tree and running sixty-three chains twenty six links (63 chns. 26
lks) North thirty four West (N.34 W.) with the line of James M. Hudspeth, then
North fifty-five degrees West Sixty-nine chains twenty one links (69 chns. 21
lnks) to a Redwood stake or stone about the centre[?] of the line of McChristians' lands on the South,
Returning to the said White Oak tree, being on or [?] and thirteen links (79 ch. 13 lks) two pole chain to
a redwood stake and a rock on [?] South line
thence to the Said Redwood stake and stone on or about the center of
McChristian's land on the the South -- being the Same lands surveyed by Jamws
M. Hudspeth for one J. M. Small and the Said John B. Thompson, the above
description being intended to include and describe said land accending to the
said survey, then this obligated to be null and void otherwise to remian in
full force and virtue.

and for Said County, duly commissioned and sworn, personally appeared the
within named John B. Thompson whos name is subscribed to the annexed Instrument
as a party thereto, personally Known to me to be the individual described in
and who executed the Said Instrument, and who acknowledged to me that he
executed the same freely and voluntarily, and for the uses and purposes therein
