Frederick Wendt and Leonard Schwan bought a piece of land from a Joseph McMinn for $300 in "United States gold coin." It was on the southern half of lot 303 in block number 14:

 

Beginning at a state on the South Westerly corner of said Block Number Fourteen (14) from thence to run northerly along the westerly line of said Block, Twenty feet (20) from thence to run Easterly or at right angles with said line of said Block one hundred and twenty feet (120) to a stake from thence to run Southerly or at right angles with the last mentioned line and parallel with said first line Twenty feet (20 ft) to a stake on the Northerly side of Third (3rd) Street of Said Town according to said plat, and from thence to run westerly along the Westerly line of said Third (3rd) Street one hundred and twenty feet to the place of beginning. Said premises are in form [of] a parollelogram <sic> and front twenty feet on the plaza and one hundred and twenty feet on said Third Street. Together with all and singular the tenements, hereditaments and appurtances thereunto belonging or any mis appertaining, and the reverson and reversions, remainder and remainders & rents, issuing and profits thereof.

Frederick Wendt and Leonard Schwan brought another piece of land from McMinn for $200 in United States gold coin.

 

It was on the northerly half of lot 303 in block number 14. Another 20' x 120' strip of property with the 120' side paralleling 3rd Street. A rather curious dimension for farm land. I would think that the land was purchased for perhaps renting the housing upon it -- for maybe a blacksmith shop? Fredrick Wendt's step-brother, Henry Baker, had is first blacksmith shop at the corner of Third street and Hinton avenue, and perhaps the Wendt-Schwan property had something to do with that.

Frederick Wendt bought the Alpine Valley property where he later built his ranch from Julio Carrillo for $525 in gold coin.

 

The land was ...lying about half mile east of the Treadway Saw Mill on Mark West Creek and bounded on the north by Government land claimed by Kellog, on the east by Government land claimed by Henry Moller, on the south by Government land and Wallace, and on the west by Government land claimed by Vernon Downs formerly Lewis claims. Said premises hereby conveyed being a possessory claim and part of the same land conveyed to the said party of the first part [Carrillo] by John Hereford and wife by deed dated May 7, 1866 in Liber 19 of deeds pages 20 & 21. This deed implies that Carrillo had originally owned part of the land and made claim to the rest like his neighbors. Exact dimensions are not given. There are buildings mentioned but they are not described.

Frederick Wendt bought from Leonard Schwan another portion of lot 303 block number 14 of the 3rd street property.

 

At first I thought that he was just buying Leonard Schwan's half of their original purchase, but there is another 20' by 120' strip added onto it. Schwan must have made a previous purchase of that section. Frederick Wendt paid Schwan a sum of $2000 for the rest of the property --- ten times as much as what was paid for the orginial 20' by 120' parcel. I need to find out how much it was eventually sold for. It appears that it may have been an investment, rather than used as a garden. The city hall and jail was built on part of this site around the turn of the century.

Frederick Wendt brought from the Santa Rosa Rural Cemetery Association, Lot No. 43 in the Ellipse or Oval. An additional two dollars was charged for making the deed.

 

The gravesite and stone are still in very good condition (considering some of the surrounding sites). The small stones at the foot of the gravesites are still in place. They appear to have been somewhat short people.

Frederick Wendt sells a portion of his Alpine Valley property to the Pine Mountain School District for the sum of ten dollars in gold coin.

 

The description of the property is very complicated, however it states: This deed is given for school purposes only and in case the same should cease to be used for that purpose the said tract before described shall revert to the Grantor hereof, his heirs, and assigns... There is no mention of the log cabin but instead there is this wonderful collection of legal jargon: "Together with all and singular tenements, herediraments, and appurtenances therewith belonging or in anywise appertaining and the reversion and reversions, remainder and remainders, rents, issues, and profits thereof." One could infer (though not from the previous sentence), that Frederick Wendt more or less donated a portion of his property for a school, and the old log cabin (written about below) probably was used as a school house.
